"Stairway to Heaven" Terms and Conditions
Please print these Terms and Conditions for your records.
Check in time is no earlier than 4:00 PM Eastern Standard Time and premises must be vacated no later than 11:00 AM Eastern Standard Time. Housekeeping must be able to enter by 11:00 AM. In some cases (if there are not back to back bookings), the cabin may be available for early check-in. Please e-mail to find out if that is a possibility.
Deposit: A refundable security deposit in the amount of $200 is payable at the time the cabin is booked. You will be asked to pay the deposit by credit card at the end of the online booking process. The balance of rent and any other fees are due 30 days before you arrive. You can mail a check for the balance or pay with credit card. After receiving final payment, an e-mail will be sent with access information for the cabin including the address/directions and information about the key code. If balance of rent is not received within 30 days of arrival, deposit will be forfeited unless another renter with similar terms is found, less a $50 processing fee.
When you arrive, the cabin should be clean and set up with linens and startup supplies itemized below. If there is a problem please call us immediately and we will do our best to remedy the problem. Any damage noticed upon arrival should be reported. If damage is not reported, you may be charged for the cost of the repair. Please adhere to the following:
- No damage is done to the unit or contents including linens;
- No items are missing or damaged upon inventory check;
- Dishes are washed and put away in the cabinets;
- Cabin is not left excessively dirty and all trash is put in the outside garbage can;
- No evidence of smoking inside the cabin;
- No evidence of pets on premises;
- Adhere to check in/check out policy times.
Check Out Procedure: Please leave the cabin neat and orderly to avoid additional charges. If the cleaning crew finds the home has been left excessively dirty, you will be billed for the additional cleaning at a rate of $30 per hour. The beds may be left unmade with sheets and pillowcases left on. Used towels/washcloths from bathrooms should be placed in the shower. All trash should be put in the outside garbage can. Before leaving, set the thermostat to 60 degrees in cooler months and 80 degrees in warmer months. Make sure the door is locked before you leave and alarm set.
Startup Supply Items: linens for king bed and queen beds, linens for queen sleeper sofas, blankets, pillows, bath towels, washcloths, handtowels, dishtowels, dishcloths, dish liquid, automatic dishwasher detergent, bath soap, paper towels, toilet paper, and trash can liners. You may need to replenish these start up supplies during your stay.
Hot Tub: Housekeeping will drain, clean, and disinfect the hot tub after every checkout. Report any problems with the hot tub. Use of hot tub is at your own risk. Pregnant women and those with pre-existing health conditions are advised against using the hot tub.
Fireplaces: The cabin has 1 wood-burning fireplaces. The fireplace is operable October 1 through March 31. Wood for the fireplace will be provided in season.
We do not refund rents or deposits due to cancelled or shortened stays. Departures due to inclement weather do not warrant refund of rent or deposit. We highly recommend getting travel insurance for your trip - it is up to the guest to purchase this coverage. Coverage is available for health and weather related problems.
Smoking: Absolutely no smoking is permitted inside the cabin- NO EXCEPTIONS. If you smoke on the deck, please do not throw your butts on the ground. Make sure the butt is out and place butts in the outside garbage can before departure.
Pets: Absolutely no pets are permitted- NO EXCEPTIONS.
Accomodations: The cabin includes one king size bed, 2 queen size beds and two queen sized sleeper sofas. There are three bedrooms and three full size bathrooms, one jacuzzi tub and one hot tub.
Cleaning: Rates include initial linen setup and cleaning service at the time of departure. There is no daily maid service. An initial set up of trash liners is provided- additional paper items beyond the initial supply will be the responsibility of the guest.
Maximum Number of Occupants: The cabin is to be occupied by no more than 10 persons at any time. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent. Any reservation obtained under false pretense will be subject to forfeiture of advance deposit and/or rental money and the party will not be permitted to check in.
Lost and Found & Personal Property: We, the property owner, are not responsible for personal property left behind, stolen or damaged during your stay. Never leave valuables (cash, wallets, jewelry, cameras, etc.) unattended. If you find you have left something behind, call us and we will try to locate the missing item(s). If the item(s) is located it will be returned to you COD. Items unclaimed more than 14 days will be disposed of or given to charity.
Cancellation Policy: If you cancel your reservations less than 30 days before check in, you will forfeit your entire deposit of $200. If you cancel your reservation 30 days or more before check in, there is a $50 cancellation fee, which will be deducted from your deposit. If you cancel and have already paid for your stay, we will refund your lodging payment if we can rebook your cancelled dates.
Maintenance: As the property owners we do everything possible to keep all equipment in good working order. However, it is impossible to guarantee that all appliances, hot tubs, hot water heaters, fireplace, etc. will be in working order 100% of the time. We do guarantee to make every effort to correct all deficiencies as soon as possible during normal business hours. Report all maintenance problems to 305-495-2215 or 305-970-5929. If it is after hours, please be certain to leave your name and the nature of the problem with the answering service. You should take reasonable action to secure the problem. Management reserves the right to perform exterior and/or interior maintenance during your stay. In the event maintenance must be performed we will do our best to do so without inconvenience to you. Your silence indicates full acceptance of the unit and its condition.
Telephone Service & Internet: We provide FREE local telephone service, unlimited long distance” and high speed internet with WIFI!
Nightly Rates: We require minimum stays during holiday periods. A cleaning fee may apply to stays of less than 5 nights.
Payment: We accept payment for balance of rent with Mastercard, Visa, or Discover. Rates, terms, and conditions are subject to change without notice. Payment for the balance of rent must be received 30 days before the arrival date. If you are booking less than 30 days from arrival date, balance of rent is due immediately. Once your full payment is received, you will receive an e-mail with directions, door code, and cabin information.
