All homes are located in destination areas that have "high" and "low"
season. Vacation rental homes tend to be rented most often during this high season.
Summer is high season in most locations; however, winter is high season in ski areas.
Holidays and long weekends are also popular rental periods. The less you use your home
during high season, the more your home will be rented and the more income you will earn.

8. How much time does it take to rent my vacation property home on a daily basis?
You must have some extra time, because you will need to advertise,
answer phone calls and emails, keep your calendar up to date, keep track of the
finances (invoices and taxes) and manage the property. Expect an average of 2-3 hours per week.
Remember, rental volume will determine management time required. The more you rent the more time
you will need unless you automate your booking and payment process.

9. What are the best ways to advertise my vacation home?
The Internet is by far the most efficient place to advertise your vacation home.
There are many vacation rental websites that offer listing services. But most of them do not offer
the backoffice feature to help you manage the payment process and keep track of your invoices.

10. How do I handle maintenance and cleaning?
You can hire a maintenance company to handle the cleaning and
repairs for you or you can do everything yourself (may be with the help of a housekeeper).
Finding a good housekeeper is highly recommended because, besides cleaning, they are the
ones checking up on the renters and making sure that there is no damage or theft.

Renters will use the contact information from your listing and either
contact you directly by telephone or email your from your listing.

Yes. Each additional property will be 25% of the original price.

Yes. The default URL for your listing is www.MyVRH.com/PropertyDetail/PropertyDescription.aspx?Property=YourPropertyID.
You can direct them to your MyVRH link where they can view the property and reserve online.

14. What do I do if I receive a suspicious email?
Fraudulent emails usually insist on mailing payment from a
third party who is paying for the vacation, are flexible on their travel dates
and the emails have poor grammar and spelling. Go to fraud.org for further
information about internet fraud.

Hello,
I am very much interested in the house, for early reservation i will
need your Full Name, Address, Phone Number and Total Amount.so that
the check will be issued and mailed out from the company since they
are sponsoring this vacation payment will be made in US
dollars.(please no P.O Box), so that UPS wont find it difficult to
deliver the check to you.

15. Should I accept credit cards?
Accepting credit cards is highly recommended and will
increase bookings. The majority of travelers expects and prefers to pay
with their credit or debit cards.

16. Do I need to pay vacation rental sales tax?
Vacation rental taxes usually range from 5% to 15% of the total
rent. Contact your city, county and state governments for the location of your
rental property to find out how much sales tax needs to be collected, how often is
payment due and where to send the payment. Some governmental entities also require
you to register the property with them.

18. Why am I getting inquiries and no bookings?
Responding to your inquires in a timely manner and your
rental rate are very important. Compare your rental rate with similar properties
in your area and make sure you are not over priced. Remember on average only 10% of
inquiries turn into bookings.

1. How do I contact the owner?
Each listing has the owner’s contact information.
You may contact the owner directly by phone or email.

2. How do I make a reservation?
Some properties have online reservation. Select
the desired rental dates and press the Book Online button to receive
a detailed quote. Use your credit card to reserve the property online.
The owner will receive the reservation and confirm it.
For properties not set up to allow online reservations, contact the owner
for details on how to reserve the property. Each property owners handles
reservations differently. Ensure you communicate in writing the exact rental
dates, rental amount, payment schedule and detail instruction on how to
access the property, terms and conditions and cancellation/refund policy.

3. Can a reservation be cancelled?
Cancellation policies are different for each property. The
cancellation policy associated with your rental agreement or lease should clearly
communicate penalties associated with canceling your contract. Note that
cancellations due to weather conditions are not usually permitted unless specified
in the rental agreement.
Travel insurance can protect your vacation investment if unforeseen circumstances
require you to cancel your trip.

4. What information should I expect from the owner when a reservation is made?
You should receive the following information from the owner:
Address and directions to the property.
Where to pick up the key or keyless entry code for the property.
Contact person and telephone number if anything goes wrong.

Check out policies should be provided or available at the property. The

7. How are cancellation and refunds handled?
The cancellation policy should be part of the Terms & Conditions
for the rental and should be clearly written. You may wish to purchase travel
insurance for any unforeseen circumstance that may arise.

1. Do members (property owners) need a PayPal account?
Yes, this is how your payments will be processed and were your payments will be deposited.

2. Do guest (rentors) need a PayPal account?
No, reservations can be paid with a PayPal account if the customer has one but it is not required.
If the customer does not have a PayPay account they can pay with a credit card or a debit card.

3. What is the cost for a PayPal account?
There is no cost to setup a PayPal account.
PayPal charges the receiptant a small percentage of the transaction amount.

4. How do property owners get paid?
The rental fee is processed and deposited into the property owner's account.
Once the money is deposited it can be transfered to the desired bank account or PayPal offers a debit card option, if desired.

Photographs
1. How do I upload my pictutes?
You just need to upload your main picture to MyVRH.
All of your other pictures that show features throught the property need
to be placed in a folder\albumn in the photo website of your choice Picasa, Flickr and more will come.
These photo sites all offer FREE membership accounts.

indicated for the property.
